Project Estimating & Detailed Quantification Management

Defines the following to process the IPQE (Initial Project Quantity & Estimates).

  • Analyst Quantity takeoff base on the Design Approved Drawing.
  • Preparation to review the Contract Conditions & Other items not included in Bill of Quantity.
  • Cost Estimates and Cost Matrix of the project.
  • Preparation of General Requirements & Sample of Payment Certificate.
  • Change Order Management and analysis.
  • Preparing a Consultant Cost Proposal – Cost Estimating Services
  • Review Construction Cost Estimate base on the present and existing initial cost as per inflation affecting the Project Cost.
  • Value Engineering Analysis
  • Project Life Cycle Cost Analysis

Project Control and Scheduling

Is process and procedure for the preparation of project schedule, as the guidelines for flow of construction and methodology. It is under the Project Time Management.

  • Project Scope of Work Analysis base on the Actual Work Condition
  • Differentiates the Initial Client Baseline Schedule vs Contractor’s Approved Baseline Schedule.
  • Preparation of Work Breakdown Structure Analysis Sheet of the project for Change Order Management, Additional Scope of Work not included in Design and additional instruction by the Client / Project Management Office (PMO).
  • Define the Risk Management in Risk Issue Register Log to determine the activities affecting for any possible cause of delay of project completion.
  • Preparation of S-Curve, Cash Flow to identify the Plan, Forecast and Actual Accomplishment to monitor the project.
  • Analyst the cost performance index (CPI), Schedule performance index (SPI) and to determine the (KPI) Key performance index to determine the status of the project.
  • Review, Updating & Monitoring of project schedule by issuing the monthly project report.

Time Impact & Delay Analysis

Is the study of forensic investigation of historic events or issues that caused the project completion to run late. The purpose of delay analysis is to satisfy the causation requirement in such a way that it can be used to assess the resulting damages. It requires the preparation of a reliable as -planned programmed and an accurate as-built program schedule.

  • Determine how the projects was planned to be constructed with respect to activities, work sequences, activity durations, manpower, and capital expenditures: e.g As- planned schedule.
  • Determine the actual duration and sequences of the activities: the As-built schedule.
  • Establish the variances between the planned and actual performance of the work: the variance Analysis.
  • Determine the causes of the variances between the planned and actual performance of the work, based on variance Apportionment and Delay Analysis.
  • Calculate the effects of the variances in work sequences, activity durations, manpower, and resources on the incurred costs of the contractor and /or the owner: the Cost Analysis and Damages Apportionment.

Construction Delay Claims & Extension of time (EOT) Analysis

It is a process and procedure to determine the projects needs for the extension of time duration, who is responsibility, Client or Contractor. To determine if the claims both Contractor’s is compensable or non- compensable.

  • Preparation of contractor and Owner Delay Analysis
  • Analysis the types of construction delay Event, and its category & Classification
  • To identify the Construction Delay techniques and Analysis
  • Identify the Contractual Entitlement for Contractor and Classification.
